Appliance installation pricing assumes standard replacement conditions, accessible connections, and customer-supplied appliance.
Modifications to plumbing, electrical, cabinetry, countertops, venting, flooring, wall openings, or gas lines are quoted separately.
Dishwasher installation includes standard removal/replacement connection to existing water supply, drain, and electrical connection where accessible.
New supply line, drain hose, air gap, disposal knockout, shut-off valve, or cabinet modification may be additional.
Range hood installation assumes standard replacement using existing cabinet/wall opening and existing electrical connection.
New venting, duct changes, cabinet modification, or electrical work is quoted separately.
Freestanding stove/range installation includes standard slide-in/standalone appliance connection using existing utility connections.
New gas connector, anti-tip bracket, electrical circuit work, or cabinetry modification may be additional.
Over-the-range microwave installation assumes standard replacement using existing mounting location, outlet, bracket conditions, and vent setup.
Cabinet modification, tile drilling, new outlet, or vent changes are quoted separately.
Doors / Windows
Window caulking = $125 up to 48x48 window. Larger windows quoted.
Carpentry / Repairs
Grab bar installation is $95 each for standard customer-supplied grab bars.
Cabinet hardware install is priced at $45 each. Hardware supplied by customer.
Shelf installation is priced at $85 each for standard customer-supplied shelves.
Door jamb repair is quoted based on site conditions, damage level, and materials needed.
Flooring
Flooring install, repair, vinyl plank, transition strip, and base shoe are quoted items.
Property Manager / Realtor
Use this section for turnover work, pre-listing repairs, inspection repair lists, realtor requests, and property management maintenance items.
Quoted repair lists can be entered using the on-site quoted price box in Section 5.
Small Turnover Package - $295 Labor Only
Typical scope: smoke detector compliance check, outlet/switch cover replacement, minor door adjustments, minor hardware adjustments, minor caulking touch-ups, light bulb replacement, and small punch-list items.
Typical labor time: 1-2 hours.
Standard Turnover Package - $595 Labor Only
Typical scope: multiple door adjustments, minor drywall repairs, minor plumbing repairs, minor electrical repairs, minor carpentry repairs, lock replacement labor, smoke detector compliance check, and turnover punch-list completion.
Typical labor time: 3-5 hours.
